Architects Cristina Garcia (RIBA, COAC) and StudioV, in collaboration with ABT, the municipality of Arnhem and Peja, set the bar high. A prime location a few minutes by bike or “buses” from the city center, Peja Riverview offers spectacular views over both the City and the Rhine; Also from the (work) terraces and roof gardens.

The stop of the High-Quality Public Transport is right in front of the door. (Electric) bicycles will have a prominent parking space and cyclist’s lounge on the Westervoortsedijk with all imaginable facilities.

The building has space for at least 300 flexible workplaces with high individual comfort and almost 120 parking spaces, which are of course largely equipped with charging stations.

Location

Peja Riverview Workspace Building will be located on Plot C, at the south corner of the Fluvium Zuid Masterplan, between Westervoortsedijk and the Van Oldenbarneveldtstraat. The prominence of this site allows for a new architectural landmark in this fast changing area.

Program

The program for the building will be primarily office space. However the key location of the site provides with an opportunity to create some alternative use of the ground floor, with some amenities or perhaps creative and light industrial companies, wholesale retail or catering.

Circular and environmental materialization

Besides a building that has a limited energy need during its technical life span, it also our ambition to construct this building with materials that have a minimum impact on the environment. The structural frame for the office component can be produced in massive timber. Timber has a positive CO2 impact. During its life as a building material, timber stores CO2.

Appearance

The building will have a clear plinth and its height is limited to 30 m at the corner of the plot. The industrial character of the area should inspire the materiality and appearance of the architectural language.

Circular future

It is our intention to follow circular principles. Building elements will be demountable and used materials will mostly be renewable. We use these principles to create a building that is ready for recycling in the future.

Impression of facades, made of local bricks

Treatment and materiality of the facades must respond to the local contextual appearance. The urban guidelines as directed by the Municipality prescribe a brickwork finish for the facades. The clay to produce brickwork can and will be sourced from the River Rijn that runs right in front of the site. Hence, brickwork is a local material. The type of brick that we intend to use for this building is a very thin one. The energy required to produce these bricks will therefore be reduced substantially. Still the building will get a robust mineral skin.

Screen-green facades

Green should become an integral part of the design of roofs and locally on facades.
As an example, a screen-green facade as the cladding of the parking garage at the rear of the building.

Circularity Strategy

For the engineering of the building and the choice of materials, we will use a circularity strategy. This ensures the realization of a building that can adapt to changes and can be demounted after its technical or economical lifespan.
